                                             2024 Colonial Country Club Fees

Colonial Country Club conveys 2 different types of GOLF privileges on the 18 hole Gordon Lewis championship golf course.  It depends on which side of the community you purchase your home.  There are so many activities & events for an active lifestyle that 1,699 residents are proud to call this home.  The course is the focus around this absolutely beautiful community and boasts beautiful views from the clubhouse to the lakes, aquatic driving range, & putting green.  EACH ownership provide the same SOCIAL privileges.  Fees to homeowners include Annual Master dues,Quarterly Homeowner dues, mandatory cable/internet, and effluent water.   Colonial is also a CDD (community development district) which is included in your tax bill.  Comcast cable/internet bill is mandatory and is billed to homeowners quarterly at $293.50.   All buyers pay a one time Capital contribution fee at closing to the Master HOA association of $3900 (lakes side) or ($5200 golf side). Single families are an additional one time Capital contribution fee of $500-$750 to the neighborhood HOA.

BUNDLED GOLF SIDE  pays an annual GOLF/SPORTS master fee of $8996.00 which includes 7 day advance tee time and $23 cart fee.  Please call golf shop for more info....239-768-2825.

LAKES SIDE  pays an annual SPORTS master fee of $4741.00 and includes pay as you play privileges with a 3 day advance tee time and varying costs for the golf depending on the season.   Please call golf shop for more info....239-768-2825.

SPORTS AMENITIES INCLUDE :

 

  • CLUBHOUSE.....BEAUTIFULLY RENOVATED Clubhouse with restaurant for fine dining or go casual in the sports bar.  Weekly entertainment, trivia, and many other activities.   Luxurious facilities for any corporate or private event.   Book a wedding for a lifetime of memories !!
  • POOL......Olympic size pool with spa,cabanas, with a refreshment stand and a South Community pool on the lakes side ...both for all residents.  There are also 6 community pools that are only accessible to those associations.  Enjoy water aerobics & classes.
  • TENNIS.....Competitive tennis programs on  Har-Tru tennis courts on the bundled golf side.   Pickle/Ball courts on the pay as you play golf side.  Bocce ball in front of fitness center.
  • FITNESS.....10,000 s/f Health & Fitness Recreation Club with State-of-the-art Nautilus equipped fitness center (TV's at every treadmill) and an aerobics/dance room for yoga, aerobics, and personal training
  • FUN..... Colonial newsletters and brochures are available in the community center.

Fees for condos and carriage homes $950-$1265 quarterly  

Fees for twin villas $ 1082-$1220  Quarterly          

Fees for single family homes vary from $495-$840 quarterly   (Note..single family homes carry their own exterior insurance)

 SINGLE  FAMILY ASSOCIATION FEES INCLUDE:   Irrigation Water, Lawn & Shrub Maintenance Service,  Semi-Annual Mulching, Professional Management, Gatehouse & Gate Access, Lake & Preserve  Maintenance, & Roadway Maintenance.

 TWIN VILLA ASSOCIATION FEES INCLUDE:  Irrigation Water, Lawn & Shrub Maintenance Service, Semi-Annual Mulching, Professional Management, Gatehouse & Guard Access, Lake & Preserve Maintenance,  & Roadway Maintenance.    ALSO INCLUDES ROOF & PAINT & EXTERIOR MAINTENANCE OF STUCCO.

CONDOMINIUM ASSOCIATION  FEES INCLUDE:  Irrigation Water,  Lawn & Shrub Maintenance  Service,  Semi-Annual Mulching, Professional Management, Gatehouse & Gate Access, Lake & Preserve  Maintenance & Roadway Maintenance.     ALSO INCLUDES:  WATER & SEWER, BUILDING INSURANCE,  & EXTERIOR BUILDING MAINTENANCE.
